Before the appointment
- Write down the approximate age of the roof and any past repairs you know about.
- Note the rooms affected by leaks or ceiling stains, and when you first noticed them.
- Share photos you can take safely from inside or from the ground. You do not need to get on the roof.
- Decide what matters most: resolving a leak, replacing worn materials, appearance, or planning a future project.
What a written estimate should explain
- Removal and disposal: Which existing materials will be removed, and who handles debris?
- Materials: Which shingles, underlayment and accessories are included?
- Flashing and ventilation: How will roof penetrations, edges and ventilation be addressed?
- Hidden damage: How will additional decking or other repairs be documented, priced and approved?
- Property protection: How will landscaping, access and cleanup be managed?
- Warranty: What is covered, by whom, and what conditions apply?
Why prices can differ
Roof size, pitch, access, material choices and the condition beneath the shingles can change the scope. Ask each contractor to identify what is included and what could be additional. A final recommendation requires an evaluation of the actual roof.
Questions to ask before scheduling
Ask about material availability, weather-related schedule changes, communication during the job and the final walkthrough. Request the agreed scope and any warranty terms in writing.
